Balcony Inspections

Florida Statute 509.2112 regulates that “Every public lodging establishment that is three stories or more in height in the state file a certificate stating that any and all balconies, platforms, stairways, and railways have been inspected by a person competent to conduct such inspections and are safe, secure, and free of defects.” Performing these inspections are required every three (3) years and shall be done for all hotels, motels, vacation rentals, apartment buildings and inns meeting the criteria established above.

SkyeTec Engineering Services inspectors can help you by performing visual inspections of all safety related components of your balconies to determine the condition of these components. Items inspected include railings and their attachments; and the decking and visible attachments to the building structure. We will prepare form DBPR HR-7020 and provide you with a comprehensive report summarizing the areas inspected along with the numbers and types of deficiencies observed.

Engineering Affidavits

An Engineering Affidavit is a document prepared by a licensed engineer certifying that design of a residential or commercial project has been completed in accordance with Building Code requirements and that the construction complies with the design and Building Code. Affidavits are often used when one or more Code required inspections have been missed or the work was covered up prior to the inspector occurring.

SkyeTec Engineering Services licensed inspectors and engineers can assist you with missed or outstanding inspections by performing any necessary investigative work to confirm that the work was completed according to the Building Code requirements and preparing the Engineering Affidavit for you to submit to the building department to close out the outstanding inspections and/or permit.

Building Condition Assessments

A Building Condition Assessment (BCA) is an evaluation of a building’s various systems to determine their condition. BCA’s are typically performed as part of capital reserve planning, prior to the implementation of building improvements, and as part of property transaction due diligence. Building Conditions Assessments typically include the review of exposed structural systems; building envelopes (roof, walls, windows/doors, etc.), interior improvements; mechanical, electrical, and plumbing systems; and life safety systems. They also frequently include a review of site features and accessibility provisions.
